Pay: $75.00 – $85.00 per hour

Job description:

You’re at your best when the project is still taking shape. Before the jobsite, before the contract, before every detail is figured out – you’re the person who can look at an incomplete project and start turning it into something buildable, priced, and commercially sound.

What you’ll do: You’ll own the preconstruction process for high-end corporate interiors and commercial fit-outs in the Chicago market. That means you’ll:

• Build conceptual budgets, detailed estimates, and progressive cost plans as the design develops.
• Dig through drawings and specifications to find scope gaps, constructability issues, procurement concerns, and risks before they become expensive problems.
• Work directly with clients, designers, architects, and project leadership to shape scope, schedule, milestones, and project strategy.
• Build trade packages, solicit subcontractor bids, level proposals, negotiate pricing, and make sure you’re actually comparing apples to apples.
• Lead value-engineering conversations when the design and budget stop agreeing with each other.
• Present budgets, proposals, and commercial recommendations directly to clients.
• Hand projects off to the delivery team with the scope, budget, commitments, risks, and expectations clearly understood.

What you get: $75–85/hr, a Monday–Friday 8–5 schedule, and the opportunity to play a senior role in growing the Chicago market. You’ll have significant ownership rather than simply being handed an estimate and told to price it.

Who you are: You’ve progressed beyond simply producing estimates. You understand commercial interiors, know how the trades price and build work, can negotiate with subcontractors, and are comfortable sitting across the table from a client explaining why the numbers moved. You can operate independently, manage several priorities, and make good calls when the information isn’t perfect.

You don’t need someone standing over your shoulder. You need a complicated project, a seat at the table, and the authority to help shape the outcome.
